BUILDING CODE VIOLATIONS

This blog will discuss the violations done in some sections of the National Building Code of the Philippines.

The Photo above somehow violated Section 603 Fire Resistive standards. The room's ceiling and walls have not comply to the standard fire resistive requirements of the NBCP The walls were too thin and has not reach 125 mm for a one hour fire resistance. the ceiling thickness were also substandard and has easily deteriorated.

The photo above is violating the Section 701 Occupancy Classified: Which states that building that are supposed to constructed should be identified according to their use or character of its occupancy. The case involved the serious injury incurred by a drunk tenant of a mixed-use building who climbed the exterior stairs of his building, leaned against the guardrail and fell when the guardrail broke. One of the primary questions raised in the case was whether a building with both residential and commercial components falls entirely under the section of the code pertaining to commercial structures.

The photo above shows how it violates the Section8 of Chapter 7 of the building code which discusses about light and ventilation. The room is poorly lit with only one light source which cannot fill the entire room. As for the ventilation, there is only 1 window that is provided for the room. Air cant freely go in and out of the room which can result with a humid atmosphere in the room.

The photo above violated Section 806 Size and Dimensions of the room. It is stated that all habitable rooms shall have a minimum room size of 6 sq meters. In this case, the room is about 1.50 meter by 2 meters which obviously has failed to follow the minimum standard.

The photo above has violated section 805 Ceiling heights. Rooms with artificial ventilation shall have a minimum ceiling height of 2.40 meters, if it goes beyond one storey it should have a ceiling height of 2.70 meters. The photo shows the interior of the ground floor of a two storey residence. The ceiling height was too low that measures about 2.40 meters only.

 An example of a house that did not follow the building code that states that All buildings shall face a public street, alley or a road, which has been duly approved by the proper authorities for residential, institutional, commercial and industrial groups. This means that all houses or building structures shall face a public street or road.

Section D Sidewalk states that sidewalk widths shall be based on the Volume of pedestrians who will use the sidewalk on a regular basis. The photo above shows a food establishment across USC that has not provided enough sidewalk for the students.

An overflowing septic tank violates Section 901 General Provisions in Sanitation.  Aside that it is poorly constructed and installed, an overflowing septic tank may endangered the health and may cause sickness to the people living nearby.

The photo above shows an example of a lowland area that has poorly comply number 2 of Section 904 Storm Drainage System. Given the fact that the area is lowland and has tendency to flood during heavy rains, the officials who are responsible for improving the area have not provided adequate provisions for the rainwater drainage.

  1. This blog has been informative sharing some common building code violations. We can avoid accidents from happening by checking and repairing building code violations in the future.
    Building codes might seem like a nuisance for some, but they're there for a reason: safety. Many people might not be aware of the building codes they need to follow, which not only puts them at risk for paying fines, but also makes them vulnerable to injury and even death.
